Leicester flat-Decide your budget

Knowing what you can afford to pay per month on a flat is key and will help you in selecting the right flat for you.  Generally it amounts to 30 percent of your take-home monthly income.  You should consider your outgoings such as bills, cost of your food, ad-hoc entertainment and any other expenses as they will need to be deducted from your income per month.

Flat rental-Inspect, Inspect, Inspect

It is important to inspect the rental property carefully.  Initially you are looking at the detail to spot potential problems that may arise at a future date that can be addressed now.  Perhaps you can ask if you can take photos, this will help you to remember to compare accommodation features later and is especially useful if you have to choose between two or more rental properties.  Also it’s important to note any damage, stains of any kind, lighting fixtures, switching on lights if you are inspecting the flat during the day. Test appliances whilst being shown the property by the Landlord and pay any attention to neighbours, can you hear movement through the walls, ceiling or floors?.  If you inspect during the day you may want to arrange another inspection for an evening.  Flagging any of these issues up at this stage will avoid any confusion with repair bills (or annoyances) at a later date when you move out of your rental flat.

Flats to rent Leicester-Leasing

There are a number of issues to be discussed with regard to the leasing agreement and you should examine your lease in detail.  One thing to ensure is that any problems identified during the initial inspection are addressed in a lease.  Other things to consider are;

  1. The notice period required prior to moving into a new flat
  2. The amount of deposit you have to make – does it include first and last months’ rent?
  3. The length of the flat rental lease agreement.
